Case summary

Where a lessee abandons leased premises and the lessor thereupon lawfully cancels the lease, the lessor is entitled to institute action immediately against the
lessee and to recover damages for the unexpired period of the lease. The measure of damages will be the difference between the rent agreed to be paid
and the sum the lessor could have realized by the use of due diligence after the leased property came into his possession.
